Market update Early this month the Bank of England announced that the base rate would remain unchanged at 5.75%. As previous increases start to have a strong impact on house price inflation the Bank's Monetary Policy Committee has wisely chosen to watch and wait before making any further rate increase decisions. This is excellent news and may even indicate that interest rates have peaked or are certainly close to peaking.
All main market commentators are in agreement that house price inflation is slowing. Whilst the Halifax and Nationwide house price indices show small increases of 0.4% and 0.6% respectively, the Hometrack house price survey has reported an August price change of 0%.
Hometrack comments: "House prices were unchanged over August, the lowest rate of monthly growth for 20 months. This represents the fifth consecutive month of slower month on month house price growth. Weaker market conditions are generally to be expected over summer, but we believe this is further evidence of a more deep-rooted slowdown resulting from increased affordability pressures and more cautious buyers".
This is a great time to be looking for investment bargains. As the market continues to slow, those people with an urgent need to sell will need to lower their pricing in order to attract a fast sale.
