Market update September was an interesting month for house prices and the main market surveys reveal a very mixed picture.
Surprisingly, the Nationwide house price survey indicates that prices rose during September by 0.7%. This means that annual growth based on the previous 12 months remains at 9% and the average house price now £184,723 - nearly £1,000 higher than this time last month.
In contrast to this the Halifax House Price Index reveals a fall of 0.6% although according to the Halifax the annual rate of growth currently stands at 10.7%.
Commenting on the figures Martin Ellis, chief economist at HBOS said: "A strong economy and healthy labour market will provide a sound underpinning for the housing market over the coming months. Gross domestic product (GDP) increased at an annual rate of 3.1% in 2007 Q2, comfortably above the long-term average rate of 2.5%. Continuing supply shortages of both new house building and secondhand properties for sale will also support house prices".
With the bank of England base rate still on hold at 5.75% and inflation well back within its target range are we about to see a rate reduction before Christmas?

The investment relationship between space and time
If you have studied physics at school, you know that there is an undivided relationship between Space and Time: you can't talk about one without the other, and you can explain one with the other.
Let's see a practical example to see how Space and Time can be explained in similar fashion:
Space The reason why people believed the earth to be flat is because they were too close to it. If we observe the earth from a distance it is very easy to see that the earth is actually spherical, not flat.
Time The reason why most property owners believe a mortgage is a liability is because we are too close to it. If we observe a mortgage from a distant future it is very easy to see that your mortgage is actually an asset, not a liability.

B2L landlords unlikely to sell even if prices fall
More than half of all buy-to-let investors expect to increase their portfolios over the coming 12 months and 90% of investment landlords said they would not sell should house prices fall, according to the latest ARLA quarterly Review and Index published on Monday 24 September.
This is based on the largest independent survey of the private rented sector.
