Market update The main housing market commentators are all in agreement this month that the market is continuing to stagnate. All have reported either a small drop in prices or static growth for January.
The Hometrack survey reveals a small fall in prices of 0.3% for the month. This is the fourth month in a row that the survey has shown negative price inflation. Richard Donnell, director of research said: "Underlying prices continue to be supported by a tightening in supply of homes for sale. Looking ahead, it is the broader economic outlook that is likely to remain the greatest influence on the market in the short term."
The Nationwide house price survey reveals a slight fall of 0.1% for the months. Commenting, Martin Gahbauer, Nationwide's Senior Economist said: "Recent months have seen some increasingly gloomy commentary about the buy-to-let market. While Nationwide is of the view that new demand from buy-to- let investors is likely to weaken in 2008, we do not believe that the long-term fundamentals of buy-to-let are necessarily as poor as recent commentary may suggest."
The Halifax house price index revealed the most positive of the survey results with prices remaining unchanged during the month of January bringing the annual change to +4%.

Secrets of property investment
Sounds good doesn't it? You get thousands of pounds of instant equity on each property you buy. Because you have bought below the market your gross rental yield increases. So if you hold your property long term, you'll increase your yield by about 1% to 1½% per annum. That can turn a negative geared property into one that puts ££ into your pocket.
Here is how to buy well.
"Whatever course you decide upon, there is always someone to tell you that you are wrong. There are always difficulties arising which tempt you to believe that your critics are right. "Don't be distracted by criticism. Remember the only taste of success some people have is when they take a bite out of you." - Zig Ziglar, Author and Speaker
How to overcome void periods
One of the biggest concerns of investors who ask us for advice regarding their property investments is the worry of potential void periods and the impact on their cash flow.
The most effective risk management strategy for voids is in the careful selection of the correct investment property. Well located, attractive properties that are suited to their surroundings tend to have much lower vacancy rates than poorer located less attractive properties.
"Failure will never overtake me if my determination to succeed is strong enough." - Og Mandino 1923-1996, Author and Speaker
"Don't be afraid if things seem difficult in the beginning. That's only the initial impression. The important thing is not to retreat; you have to master yourself." - Olga Korbut Gymnast - Four Time Olympic Gold Medallist
Today is yesterdays tomorrow by Jim rohn
The problem with waiting until tomorrow is that when it finally arrives, it is called today. Today is yesterday's tomorrow. The question is what did we do with its opportunity? All too often we will waste tomorrow as we wasted yesterday, and as we are wasting today.
All that could have been accomplished can easily elude us, despite our intentions, until we inevitably discover that the things that might have been have slipped from our embrace a single, unused day at a time.
